A proposed 32 million dollar – 180 unit – residential complex goes before the City’s Planning Advisory Committee for review tomorrow night. The proposed development by Parsi Development NB Limited will require a Zoning By-Law change to allow for the height of the 12 storey (including penthouse) building along with a number of variances related to positioning on the lot and driveways. (UPDATE – A spokesperson for the developer confirms the building will be 100% rental units. She also confirms it is a 12 storey building with the first 2 levels mostly enclosed parking – 9 floors of residential – and a half storey on the roof with a mezzanine.)
A detailed staff report is recommending Common Council proceed with the zoning change and variances with a number of conditions attached including a 5 year time frame for completion of the development. The report also outlines specific public benefits to be included as part of the approval including the developer contributing $130,000 for improvements to nearby Rainbow Park – $10,000 towards a bus shelter on Broad Street near the development – and $20,000 for beautification of the Tin Can Beach area.
The P-A-C will forward its thoughts to Common Council for consideration during a Public Hearing on the proposed By-Law amendment and variances on April 19th. The Planning Advisory Committee meeting package including the detailed staff report on The Landmark can be found here.
